LEASE ADVISORY SERVICES
The objective of our lease advisory services is to help our clients reach their business objectives
by obtaining the best value for their rental cost. This is accomplished with the appropriate level
of discretion and confidentiality, utilizing our knowledge of local and national markets and a
nationwide network of associates and contacts.
Rental costs -- typically second only to personnel costs in a company's expenses -- have a major impact
on company profits. Our advisory service can add flexibility to an expense often viewed as fixed. In
addition to identifying and implementing a plan to fit a client's space needs, we have the
expertise to complete the process by assisting our clients in sub-lease negotiations and
construction management of tenant improvements.
Services may include:
- Review of all existing lease obligations and forecasting of future occupancy costs.
- Analysis of tenant space needs relative to the number and function of employees, location,
amenities, quality of finish.
- Identification of existing and alternative space appropriate for the tenant's present and
- Review and analysis of strengths and weaknesses of identified sites; relative cost analysis;
- Review of lease proposals; recommendation of most suitable space and lease structure.
- Negotiation of new lease terms and conditions, including tenant build-out allowance,
concessions, expansion and renewal options.
- Constuction managment to assure the work is performed properly, and in comnpliance with the
terms of the lease.
