MEET THE PRINCIPALS
SANDRA D. HANSON -- PRINCIPAL
BACKGROUND:
Mrs. Hanson has been in the real estate business since 1971. From 1971-1978 she was an account officer
at The Connecticut Bank and Trust Company. From 1978-1994 she was with Barclays Business Credit, Inc.,
Glastonbury, Connecticut, during which she was one of two managers responsible for the origination,
underwriting, and administration of a $500 million portfolio of loans on properties located throughout
the United States. From 1992-1994 Mrs. Hanson was responsible for the management and disposition of a $150
million portfolio of over 50 REO properties located throughout the United States. She was a Senior Vice
President and supervised a team of eight professionals.
At Eagle Capital Mrs. Hanson has been responsible for arranging financing for close to $100 million of
debt on commercial properties nationwide for a variety of clients, as well as a number of consulting
assignments for institutional and private investors.
Mrs. Hanson is a founding member and 1998 President of the Hartford Executive Committee of the
2000-member Real Estate Finance Association. She was the 1999/2000 President of The Real
Estate Exchange, the CT chapter of the National Network of Commercial Real Estate Women. She was the first
recipient, in 1984, of Barclays Business Credit's Outstanding Achievement award.

PETER B. LOENING -- PRINCIPAL
BACKGROUND:
Mr. Loening has been involved in the real estate business since 1978. As an officer for Allstate
Insurance until 1983, he was responsible for site selection and development of company-owned
facilities. With Massachusetts Mutual Life Insurance Company he was a portfolio manager of a $70
million portfolio of commercial properties throughout the U.S.
From 1986-1994 Mr. Loening was a Vice President of Barclays Business Credit, during which his
responsibilities included the origination, underwriting and administration of a $250 million
portfolio of real estate loans in the Eastern U.S. From 1992-1994 he managed a portfolio of REO's
and successfully sold over $50 million of properties.
Mr.Loening also headed the Corporate Premises unit while at Barclays. In this capacity Mr. Loening
was responsible for consolidating 49 field offices occupying nearly 500,000 SF of space into 14 new
facilities. He developed new lease standards and actively negotiated new lease terms that resulted
in a savings to the company of more than $2 million per year. He also negotiated the sub-lease of a
93,000 SF leased facility to a major Hartford-based financial institution and leased a new 75,000
SF build-to-suit building for Barclays in Glastonbury, CT. This included the supervision, on behalf
of the tenant, of the development of the new leased facility.
Since the inception of Eagle Capital in 1994 Mr. Loening has been responsible for asset management
of company-owned properties. The company recently purchased its fourth multi-family
acquisition and investments now exceed $12 million. Every investment has involved major
renovations to create value. Mr. Loening has also been very active in construction management,
serves as an officer/director on several homeowner associations, and has recently completed a
condominium conversion. Consulting assignments have included the asset management of a 155,000 SF
office building and tenant representation work for several institutional clients.

THOMAS E. HORNAT -- PRINCIPAL
BACKGROUND:
Mr. Hornat has been in the real estate business since 1981. A graduate of the University of
Connecticut's Real Estate Program, he worked for three years with Waterfield Mortgage Company in
Fort Wayne, Indiana, and Kansas City, Kansas. With Waterfield, he was primarily responsible for
commercial real estate appraisal, loan underwriting and debt placement.
During 11 years with Barclays Business Credit, Mr. Hornat performed both loan origination and
portfolio management duties. From 1984-1990 he was a senior loan officer and team leader,
responsible for the origination, negotiation and underwriting of approximately $120 million of
commercial real estate loans in the Eastern United States.
From 1991-1994 he was directly responsible for over 40 REO and workout accounts having a book value
in excess of $175 million. Efforts were focused on restructuring and liquidation of debt, in
addition to management, redevelopment and liquidation of REO.
At Eagle Capital, Mr. Hornat has been responsible for acquisition and asset management of
investment properties, and for mortgage brokerage activities.
